Dear Country Park Villas Homeowners and Residents,
This is a friendly reminder of a few important community standards and updates to help keep Country Park Villas safe, clean, and enjoyable for all residents.
Parking Reminders
Visitor parking is available for guests and requires the appropriate visitor parking code. Please ensure all guest vehicles are parked only in designated visitor parking spaces.
We kindly ask all residents and guests to follow the parking rules outlined in the Association’s governing documents to help maintain parking availability and community safety.
Noise & Courtesy
Please be mindful of excessive noise, including loud music, gatherings, and pet barking, especially during evening and early morning hours. Being considerate of neighbors helps maintain a peaceful living environment for everyone.
Architectural Improvements
Any exterior modifications or improvements to your property, including fencing, patios, and similar projects, require prior Architectural Committee review and approval before work begins. This helps preserve the appearance and value of our community.
If you are planning improvements, please contact management or submit an architectural application through the resident portal.
Safety & Maintenance
Residents are reminded to promptly address any safety concerns on their property, including damaged lattice, or hazardous conditions. Maintaining safe conditions protects both residents and visitors.
Please also help keep common areas clean by properly disposing of trash and reporting maintenance concerns to management.
Communication & Resident Portal
The resident portal is an important resource for homeowners. Through the portal, residents can:
- Submit architectural applications
- Review governing documents
- Access community correspondence
- View account information
- Receive important community updates
We encourage all homeowners to regularly check the portal and ensure contact information is up to date.

Parking in Neighboring Communities
| Management was contacted regarding some community members parking in the neighboring residential community along Quiet Hills Road. This contact was made as a courtesy, as law enforcement will be enforcing parking regulations in the neighboring community.We kindly ask all residents to be respectful of our neighbors and their community by parking responsibly. |
2026 Changes to Parking Patrol
Dear Members and Residents,
As part of our 2026 budget planning and in an effort to reduce overall costs, as well as support future collaboration with our neighboring community, Phillips Meadows, regarding a potential joint gating project, the Board of Directors has elected to transition to a new patrol company to improve parking management within Country Park Villas.
Within the next week, each unit will receive a letter containing a unit-specific activation code. This code will allow you to create your profile in the new parking system. Please note: only one profile may be created per unit.
How This Change Affects You
- All current vehicle information will be automatically transferred into the new system.
- Hang tags will no longer be valid. Residents must register their vehicle(s) and select which vehicle will be parked outside using the Patrol-One website.
- Digital parking permits will be issued and tied directly to each vehicle’s license plate number.
- Units previously approved for a secondary parking permit will receive two digital permits.
- The new system allows residents to easily update vehicle information or safe-list vehicles through the website. All changes occur in real time, providing greater flexibility.
There will be a brief transition period; however, it is essential that all residents activate their accounts promptly upon receiving the activation letter. This letter will be delivered only to the unit address.
Off-site owners must ensure their tenants register and comply with all association parking rules.
Please be aware that the new system allows patrol officers to scan license plates while patrolling. Vehicles without an active digital parking permit will be subject to enforcement.
If you rotate which vehicle is parked outside, you must update your vehicle selection on the Patrol-One website using your assigned login information.
To provide residents sufficient time to register, parking enforcement under the new system will begin on January 1st.
Do not delay in registering. Failure to register will result in enforcement actions at the vehicle owner’s expense. Country Park Villas is not responsible for any enforcement resulting from a resident’s failure to update or maintain accurate parking information or comply with parking rules.

Request For Candidates
The Annual Meeting of the Membership for your Association will be held in August 2025 for the purpose of electing a Board of Directors. You will receive an official meeting notice specifying the actual date, time and location.
At this time we are requesting candidates for the Board of Directors. The Board consists of Seven (7) members who are elected by the membership. There are seven (7) positions up for election, four (4) directors for two-year terms and three (3) directors for a one-year term. The elected Board members will then meet and appoint officers, therefore, candidates will run for a position on the Board only, and not a particular office.
Qualifications to run for the Board of Directors:
- Must be an Owner.
- Must be current in the payment of all regular and special assessments.
- May not hold a joint ownership interest in the same separate interest as any other candidate or incumbent director.
- Must have been a member of the association for at least one year.
- The Candidate is not eligible to run if the Association is aware or becomes aware of a past criminal conviction that would, if the Candidate were elected, either prevent the Association from purchasing the fidelity bond coverage required by Civil Code §5806 or terminate the Association’s existing fidelity bond coverage.
The Board of Directors meets in the evening every month to conduct the business of the Association. The meetings can last 2-3 hours. There may be other business to be handled between meetings that may require a Special Meeting of the Board, which could mean additional time commitments.
